Job Description

The Construction Manager will oversee the entire construction process for custom homebuilding projects, ensuring accuracy, efficiency, and adherence to client specifications. This role involves estimating, budget preparation, vendor management, and regular communication with superintendents and other stakeholders.

What Will You Do Day-to-Day?

Estimating & Budgeting:

• Conduct estimates during the design process and feasibility studies with clients.
• Prepare accurate budgets based on client specifications.
• Utilize existing tools to assist with estimating and ask trades for more accurate information.
• Update estimates/budgets based on changes and selections during plan development.

Project Management:

• Oversee multiple ongoing jobs at a time and overseeing a team of Superintendents.
• Run weekly/monthly meetings to provide updates and address any issues.
• Review monthly financial reports.
• Ensure all jobs adhere to Standard Operating Procedures (SOPs) and scheduling software.

Vendor & Subcontractor Management:

• Serve as the vendor relationship manager, evaluating new vendors/subcontractors.
• Collect and vet bids from selected subcontractors against the scope of work, and award jobs accordingly.
• Regularly communicate with Superintendents to help problem-solve and ensure project success.

Software & Tools:

• Utilize Microsoft Office, Excel, and Builder Trend for scheduling, logs, and financials.

Who Are You?

• Proven experience in construction management, particularly in custom homebuilding.
• Strong understanding of construction components and ability to ask pertinent questions of trades.
• Excellent budget preparation and estimating skills with a high degree of accuracy.
• Proficiency in Microsoft Office, Excel, Builder Trend, and other relevant software.
• Strong communication, organizational, and problem-solving skills.
• Ability to manage multiple projects and tasks effectively.
• High level of attention to detail and adherence to company standards.
