Commercial Building Engineer
Location: N. Dallas, corner of Spring Valley and Midway
Pay: $70,000 - $75,000
**MUST HAVE CLASS A OFFICE COMMERCIAL REAL ESTATE EXPERIENCE, NO EXCEPTIONS**
Position Summary: Provides assistance and support in the repair, maintenance, and installation of mechanical equipment, machines, tools, and in the maintenance of buildings/properties, grounds, and utility systems of commercial office buildings by performing the following duties.
Essential Duties and Responsibilities include the following.
• Maintains superior client and customer service practices at all times.
• Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operations.
• Performs maintenance activities on utility systems to provide continuous supply of heat, electric power, gas, or air required for operations.
• Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff.
• Inspects operating machines and equipment for conformance with operational standards.
• Identifies low levels in department inventory; maintains inventory including proper storage and knowledge of use.
• Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc.
• Assists with the identification of safety procedures, equipment and protective clothing requirements.
• Responds to work orders as directed by management.
• Assists in the application of key control policies and procedures.
• Assists the Chief Engineer and Property Manager with other duties as requested.
OTHER SKILLS AND ABILITIES
• Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems.
• Understanding of pneumatics.
• Technical skills in the areas of: plumbing (pipe cutting, resolution of sewer back-up problems, etc.) electrical systems (wiring, tracing out bad circuits, etc.) HVAC systems, pneumatics, fire and life safety systems.
• Working knowledge of air and water balancing.
• Computer skills.
• Ability to meet work standards and varying work schedules as necessary.
• Ability to read hazard material labels and instructions.
• Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees.
• Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines.
• Ability to work with all staff members as a team.
• Ability to work independently and self motivate.
• Good communication skills.
